Pambulong Forest will be developed as a master-planned residential community accommodating approximately 2,000 dwellings in medium density and standard residential blocks.

A town square is being planned on part of the land and will include a supermarket, discount department store, commercial space, specialty shops, and an Irish Pub.  The site adjoins a large local park and lake system and will be developed in concert with its natural surroundings.

An historical Tramway Corridor runs through the land and Roche Group intends to recapture its transport function through the creation of a pedestrian path and cycleway, which will link with other pedestrian paths and cycleways within and external to the estate. 

A large scale Seniors Living development is also planned on part of the land, taking advantage of the site’s proximity to local services and facilities.

The Masterplan provides for sporting facilities and parks, complimenting a major sporting facility that is planned adjacent to the eastern boundary of the land. Combined, these will provide significant recreational opportunities to future residents.

The design of the estate will adhere to principles of water sensitive urban design, and integrated water cycle management will also be adopted with grey water recycling and reuse.

All residential development will meet required standards for energy efficiency, and home design will be encouraged to feature elements such as natural heating and ventilation to minimise energy use. Retail and Commercial development will meet the criteria for energy efficiency in commercial buildings.

Significant areas of vegetation are to be retained on the site, providing a natural landscape setting to the development within an urban environment.
